Karen W.
Home Buyer
“My Husband and I are FIRST TIME Homebuyers and let me tell you..Working with Rexanne during this process was a breathe of FRESH air! It was already a semi-frightening time for us becuase we weren’t as educated with the process as we should have been…but that didn’t stop the integrity, consistency and delivery of Rexanne… And not to mention closing day…It was NOT your typical business deal…she and her team and the sellers were ON POINT and it was more like a family gathering!! We are still in AWE of everything! Rexanne was truly God sent and I look forward to this friendship! If you have plans to RELOCATE as we did, buy OR sell your Home in Mississippi, she’s THE ONE!”

Buyer FAQs
Here are some common questions buyers often ask related to buying a home.
What is the 1st step in the homebuying process?
The first step is to get pre-approved for a mortgage. This will help you determine your budget and show sellers you’re a serious buyer. It also provides us important information like what type of loan you’ll be using. I can connect you with trusted mortgage lenders to get started.
How long does it take to buy a home?
The timeline varies, but the typical home-buying process takes about 25–45 days from offer acceptance to closing. Factors like the local market, financing, and inspections can affect the timeline.
Do I really need an agent?
Yes! As your buyer’s agent, I work solely in your best interest, providing expert guidance, negotiating on your behalf, and ensuring your transaction goes smoothly.
How money do I need for a down payment?
It depends on the loan type, but down payments can range from 0% for USDA loans, 3% for FHA, and 5-20% for conventional loans. I’ll help you explore financing options that best suit your needs and goals.
What happens during a home inspection?
A licensed inspector evaluates the property to identify any potential issues. You’ll receive a detailed report, and I’ll help you decide whether to request repairs, negotiate a credit, or move forward with the purchase.
What is earnest money?
Earnest money is good faith money that you provide to show the seller you’re serious about purchasing their home. The recommended amount varies depending on the purchase price and in some areas you can get by with $500. In other areas it may be 1–3% of the purchase price. Earnest money is held in escrow until closing, where it’s applied toward your down payment or closing costs.
What costs should I expect when buying a hhome?
In addition to the down payment, you’ll need to budget for closing costs (usually 2–5% of the home’s price), home inspections, appraisal fees, and moving expenses. I’ll will help by providing a clear breakdown of all expected costs.
Can I back out if I change my mind?
Once you’ve signed a purchase agreement, backing out can be complicated and may result in losing your earnest money. However, certain contingencies, like inspection or financing clauses, can provide legal ways to exit the contract.
I have no idea where to start.
As an expert buyer guide and Accredited Buyer Representative, you don’t have to stress over where to start. I’m here to hold your hand and guide you through the entire process.
