How to Become a Real Estate Agent in Mississippi

Hello! I’m so happy you are considering a career in the exciting field of real estate. For those willing to work to obtain their license, a career as a real estate agent can be very rewarding both personally and professionally.

I earned my real estate license in March of 2016, and I’ve learned that those who want to succeed must be enthusiastic about learning, diligent about doing things correctly, committed to excellence, and consistently prioritize serving others.

I also want to encourage you. There is nothing you can’t do when you put your mind to it. If you really want a career in real estate, you can do it!

I’ve put together this guide because I am frequently asked about becoming an agent and how long it takes to obtain a license. I have included information in this document about the steps to becoming an agent. How long it takes is up to you. Coursework can be completed in as little as 4 weeks. How long you need to study the content before taking the exam is up to you.

How to Become a Real Estate Agent in Mississippi

Becoming a licensed real estate agent in Mississippi is a multi-step process that ensures you are well-prepared to serve clients professionally. Here’s a comprehensive guide to help you navigate this journey:

1. Meet the Basic Requirements

  • Age and Residency: You must be at least 18 years old and a bona fide resident of Mississippi before applying.

2. Complete Pre-Licensing Education (Cost varies depending on provider.)

  • Coursework: Enroll in and complete a minimum of 60 hours in real estate courses approved by the Mississippi Real Estate Commission (MREC). The Mississippi REALTOR® Institute offers both Salesperson’s Pre-license and Post-license courses online and in several classroom locations throughout the state.

3. Pass the Licensing Examination ($75)

  • Scheduling the Exam: After completing your coursework, schedule your licensing exam through PSI Services, LLC, the official testing provider for Mississippi.
  • Exam Structure: The exam consists of two portions: National and State Specific. A passing grade of at least 70% on the National Portion and 75% on the State Specific Portion is required.

4. Decide What Brokerage You want to Work Under

  • To obtain a Mississippi real estate license, you’re required to include the affidavit of a sponsoring broker. It’s important to choose well since this broker/brokerage will mentor you as you start your new career in real estate.

5. Undergo a Background Check ($50)

  • Fingerprinting: Submit fingerprints for a criminal history background check as part of the application process.

6. Submit Your Application ($120)

  • Documentation: Complete the official MREC application form, providing all necessary documentation, including proof of education, exam results, background check clearance, and broker sponsorship.
  • Fees: Pay the applicable licensing fees as specified by the MREC.

7. Complete Post-Licensing Education

  • Coursework: Within one year of obtaining your temporary salesperson’s license, complete an approved 30-hour post-license course.

8. Obtain Errors and Omissions Insurance

  • Coverage: Secure Errors and Omissions (E&O) insurance, which is mandatory for all active licensees in Mississippi.

9. Maintain and Renew Your License

  • Continuing Education: Complete 16 hours of continuing education every two years, including specific courses in agency relationships and license law.
  • Renewal: Renew your license biennially by the deadline, ensuring all continuing education requirements are met and fees are paid.

10. Join Professional Associations (Annual dues are between $600-650.)

  • REALTOR® Membership: Consider joining your local, state, and national Associations of REALTORS® to access additional resources, education, and networking opportunities. Membership signifies adherence to a strict Code of Ethics and positions you as a preferred professional partner in real estate transactions.
