I cultivate professional relationships that I rely on to help me protect my clients’ interests. If I’m concerned about a buyer’s financing, I’m going to ask questions, not only to the buyer’s agent, but also their lender. If necessary, I will call the lender directly and ask questions.

When collaborating with a seller, one of the roles of a Realtor is to assist them in setting a realistic objective and negotiating terms that support this goal until the deal is finalized. This process typically involves three key phases:

  1. Marketing the property as effectively as possible to the widest audience.

A top-notch agent excels in marketing. As technology evolves, Realtors must adapt their marketing strategies to engage a broad audience. Before choosing a Realtor, it’s important to understand their marketing tactics. Do they focus only on local buyers? Have they developed strategies to attract buyers relocating from other regions?

I continuously seek new methods to enhance our sellers’ visibility, such as investing in 3D cameras for virtual home tours and utilizing geo-targeted Facebook ads to reach potential buyers.

  1. Securing a contract with optimal terms.

While price is often the primary focus when defining sale terms, other aspects can significantly benefit the seller. Examples include encouraging the buyer to accept the home ‘as is’ (if their loan will allow it) and negotiating terms to maintain possession of the home until after closing.

A common concern for sellers is the fear of having to move before finding a new home. However, a good agent can alleviate this worry. I frequently handle chain sales, simultaneously managing the sale of the current home and the purchase of the next one. With your agent acting as a single point of contact for real estate, you don’t have to fear ending up without a place to live, which can be a risk when selling through an app.

  1. Upholding agreed terms through to closing.

A Realtor must remain dedicated to the seller’s objectives throughout the transaction, securing the best terms initially and ADVOCATING for them until the deal closes. This role requires developing in-depth market knowledge and advising clients on strategies to achieve their desired results.

In my experience, home inspections and financing issues are the primary hurdles that prevent a sale from closing. Sometimes, I recommend a pre-listing home inspection to address potential concerns or contact lenders to confirm buyer details and spot potential issues. These preemptive steps are crucial in safeguarding the seller’s interests and ensuring the transaction concludes on favorable terms.

The notion that real estate apps have rendered Realtors redundant is a misconception. While it’s possible to manage on your own, working with a professional invariably offers greater value and improved outcomes.
