The Ticks Are Out: How to Protect Your Family from Lyme Disease This Summer

The Ticks Are Out: How to Protect Your Family from Lyme Disease This Summer

If you’ve lived in the South long enough, you know that ticks are just part of the landscape—like red clay, sweet tea, and humidity so thick it has its own personality. But in recent years, those little hitchhikers have brought something far more serious than just an itchy bite: Lyme disease.

And yes, it’s here in Mississippi.

We can’t afford to ignore it anymore. I know this firsthand—because I’ve lived it. Lyme disease became part of my story in 2022 after what seemed like a harmless walk near the woods during a photo shoot. One bite changed everything.

So today, I want to share the practical things you can do to help protect your family, your kids, and yes—even your pets—from this life-altering illness.

Treat Your Yard Like It’s Your First Line of Defense

Ticks love tall grass, leaf litter, and shady, overgrown areas. If your yard backs up to the woods or has any “wild” corners, you’ll want to clean those up first. Mow regularly, trim back bushes, and remove brush or wood piles where ticks like to hide.

If you really want to go the extra mile, consider creating a three-foot barrier of gravel or wood chips between your lawn and the woods. It’s like a no-trespassing sign for ticks.

Dress for the Season—Not the Fashion Show

Look, I know it’s hot. But if your kids are headed into the woods, tall grass, or even your own backyard, light-colored long sleeves and pants can make all the difference. Ticks are easier to spot on light fabric, and covering up limits their access to skin.

Don’t forget to tuck pants into socks. It might not win any beauty contests, but it sure beats battling Lyme disease.

Repel the Pests Before They Hitch a Ride

Not all bug sprays are created equal. Choose one with DEET, picaridin, or oil of lemon eucalyptus for exposed skin. For clothing and shoes, permethrin-treated gear is a great option (just don’t spray permethrin directly on skin).

Shoes are especially important. Ticks often crawl up from the ground—so protecting your feet is key.

Do Daily Tick Checks—Yes, Even on the Dog

Make tick checks part of your daily routine. After spending time outdoors, check behind knees, under arms, around the waistband, behind ears, and through the scalp.

If you have pets, check them, too. Dogs can bring ticks inside that end up crawling onto the humans they love most.

Don’t Wait to Wash

Throw worn clothes into the dryer on high heat for at least 10 minutes before washing them. Heat kills ticks. Washing alone won’t do it.

And as strange as it sounds—showering right after being outdoors helps catch ticks early before they attach.

Ticks may be small, but the damage they can cause is huge. Lyme disease isn’t something you can brush off or hope away. It’s sneaky, debilitating, and life-altering.

But it’s also preventable.

Take it seriously. Do the tick checks. Spray the kids. Clean up the yard. It might feel like a hassle, but trust me—it’s a whole lot easier than dealing with the aftermath of Lyme disease.

From one Southern mama to another, let’s protect the people (and pets) we love most.

Stay safe out there.

Will We Ever See 3% Mortgage Rates Again?

Will We Ever See 3% Mortgage Rates Again?

Will We Ever See 3% Mortgage Rates Again?

Let’s be honest—those 3% mortgage rates we saw during the pandemic weren’t just rare… they were historic. And unless another once-in-a-generation crisis rolls through (please, no thank you), those days are probably gone.

Sure, anything’s technically possible. But based on what financial pros are saying, don’t bet the farm on rates dropping back into the 3% range anytime soon. Why? Because the only thing that pulled them that low in the first place was economic chaos. We’re talking pandemic-level disruption or a full-blown financial meltdown like 2008.

Mortgage expert Michael Merritt put it plainly: getting back to those rock-bottom rates would require “a dramatic economic event.” Translation? If rates do drop that low again, it likely means something has gone very, very wrong.

home exterior

And Kevin Leibowitz, another industry veteran, flat-out said the chances are “close to zero.” That’s about as subtle as a sledgehammer.

Here’s the main issue: The Federal Reserve is still laser-focused on keeping inflation in check. That means interest rates need to stay higher than we got used to in the COVID years. The near-zero benchmark rates that made those sweet 3% mortgages possible? They’re off the table unless the economy takes a hard hit.

So while we all loved those ultralow rates while they lasted, hoping for a repeat could mean waiting for the kind of economic storm nobody wants to weather.

Bottom line: plan for today’s reality, not yesterday’s anomaly. A good mortgage strategy is less about chasing unicorns—and more about working with a pro who can help you win in this market.

Spring Curb Appeal Tips: Post-Winter Vigilance

Spring Curb Appeal Tips: Post-Winter Vigilance

Why Inspecting for Rotted Wood is Essential for Protecting Your Home's Value

As winter quietly slips away and spring’s soft golden light begins to warm the landscape, it’s the perfect moment to turn a discerning eye toward the exterior of your home. While the cold weather and frost may have created a picturesque backdrop for a few months, the reality is that harsh winter weather can exact a silent toll on your property—particularly when it comes to the integrity of wood.

Whether your home is a stately Georgian nestled in an established neighborhood, a contemporary retreat tucked into a wooded hillside, or a charming cottage overlooking the water, the effects of moisture, temperature fluctuations, and snow/ice accumulation can be significant. Left unchecked, rotted wood not only undermines the structural soundness of a home—it quietly chips away at its beauty, energy efficiency, and long-term value.

The Hidden Impact of Winter on Exterior Wood

Throughout the winter, wood endures a relentless cycle of freezing and thawing, expansion and contraction. Even with a small amount of snow on decks and railings, ice settles into the crevices of siding, and moisture seeps into fascia boards, trim, and window sills. In vulnerable areas—especially where paint has peeled or sealant has worn thin—this can lead to softening, warping, or decay.

It’s easy to overlook these subtle changes. After all, the signs of rot are often masked by layers of paint or reside in less-traveled corners of your property. But left unaddressed, even a modest patch of rotted wood can invite further damage, compromise the exterior envelope of your home, and become a gateway for pests and mold.

Aesthetic Preservation Meets Practical Safeguard

Beyond its practical function, well-maintained wood detailing contributes immensely to a home’s curb appeal. Trim, columns, shutters, and railings lend character and architectural refinement. These handcrafted elements are often part of what sets extraordinary homes apart from the ordinary. When neglected, however, these same features can begin to crumble—both literally and figuratively—diminishing the elegance of the residence and raising red flags for prospective buyers.

Regularly inspecting and maintaining your home’s exterior, especially after winter, is one of the most proactive ways to preserve its aesthetic grandeur and market value. In high-end real estate markets like Oxford, MS, or along any prestigious address, these small details carry weight. A home’s exterior serves as a preview of what lies within—and discerning buyers take notice.

What to Look For: A Sophisticated Homeowner’s Checklist

A thoughtful inspection should focus on areas most susceptible to water exposure and wear. Here are a few places where rot commonly takes root:

  • Window frames and sills: These architectural features often bear the brunt of winter winds and moisture. Check for soft spots or peeling paint.
  • Fascia boards and soffits: Located just beneath your roofline, these horizontal surfaces are frequent trouble spots.
  • Porches, railings, and decks: Flat, exposed surfaces endure snow load and pooling water—look for spongy boards or splitting wood.
  • Trim and decorative moldings: Often made of softer woods, these can deteriorate quickly without proper sealing and care.
  • Garage doors and entryway thresholds: Even minimal gaps can allow water to penetrate and rot to begin.

If you notice discoloration, a musty smell, or wood that feels soft to the touch, it’s time to bring in a professional. A licensed contractor or home inspector with expertise in exterior finishes can assess the extent of the damage and recommend necessary repairs. In some cases, high-quality composite materials can be used to replace wood in high-risk areas—preserving the look of natural wood while adding resilience.

Citrus Amaretto Sour (with a Bourbon Boost)

Citrus Amaretto Sour (with a Bourbon Boost)

The Cocktail You  Didn’t Know You  Needed

 MS Home and Lifestyle

Some cocktails are loud and flashy. Others are complicated and fussy. But then there are the quietly iconic ones—smooth, balanced, and just bold enough to make you feel like you’ve got it all figured out.

This signature cocktail, Citrus Amaretto Sour with a Bourbon Boost falls firmly into that last category. It’s an elevated take on the classic amaretto sour, made with fresh citrus juice, a hint of vanilla-almond sweetness, and just enough bourbon to give it some backbone.

This is the kind of cocktail you want to sip slowly—ideally on the porch, just after golden hour, with music playing and dinner on the way. It’s part nostalgic, part grown-up, and 100% satisfying.

🍋 So What Makes This One Special?

Let’s start with the base:
Amaretto is a sweet Italian liqueur with a rich, almondy flavor (Disaronno is the classic go-to). On its own, it’s lovely but can lean a little sweet. That’s where the fresh citrus—and a little bourbon—come in to round things out.

A splash of fresh orange juice brightens the whole thing, while lemon juice gives it that signature sour tang. The bourbon doesn’t overpower—it just deepens the flavor and makes it feel a little more… intentional.

🥃 The Recipe: Citrus Amaretto Sour with a Bourbon Boost

Serves: 1
Prep Time: 3 minutes

Ingredients:

  • 1 ¼ oz Amaretto

  • ¾ oz Bourbon

  • 1 oz fresh lemon juice

  • ½ oz fresh orange juice

  • ½ oz simple syrup (optional, depending on your citrus)

  • 1 egg white (optional, but adds beautiful texture)

  • Ice

To garnish: Orange slice and cherry

🍸 Instructions:

  • If using egg white, start with a dry shake: add all ingredients to a shaker without ice and shake for about 15 seconds to build that silky foam.

  • Add ice and shake again until chilled.

  • Strain into a rocks glass over fresh ice.

  • Garnish with an orange slice and a cherry.

  • Sip and try not to drink it too fast.

✨ Hosting Vibes:

This is a great “first drink” of the evening—impressive but not intimidating. It also makes an excellent signature cocktail for small dinner parties or date night at home.

Here’s how I’d serve it:

  • In a short rocks glass with a clear ice cube

  • With a small appetizer board nearby (sharp cheese, olives, and almonds pair perfectly)

  • On a tray with cloth cocktail napkins or luxurious paper napkins—because little touches matter

This recipe was featured in my Sunday Sip series on Instagram, where I share one delicious drink each week that’s made for hosting, relaxing, and treating yourself to a little elegance.

Why Is the Cost of Housing so HIGH in Oxford, MS

Why Is the Cost of Housing so HIGH in Oxford, MS

Struggling to Understand the Oxford Housing Market?

Understanding the High Cost of Housing in Oxford, MS: A Deep Dive into the Local Real Estate Market

Nestled in the heart of Lafayette County, Oxford, Mississippi, is a picturesque embodiment of Southern charm and sophistication. Known for its rich literary heritage and the prestigious University of Mississippi, Oxford exudes a unique blend of cultural richness and academic vigor. However, this allure comes with a price—specifically, the soaring costs of housing that have puzzled many prospective homeowners and investors. This blog post explores the various factors contributing to the high real estate prices in Oxford, painting a vivid picture of a market shaped by its exceptional characteristics.

a historic building at the university of mississippi

1. The University's Influence

At the core of Oxford’s real estate dynamics is the University of Mississippi, fondly known as Ole Miss. Universities often act as economic engines in their cities, and Ole Miss is no exception. It attracts a continuous influx of students, faculty, and staff, all needing housing. This steady demand has naturally driven up property values as investors and developers vie to capitalize on the rental market. Moreover, the university’s national reputation brings in alumni and sports enthusiasts who drive demand for second homes and vacation properties, further straining the local housing supply.

2. Rapid Urban Growth

Oxford’s status as the fastest growing city in Mississippi adds another layer to its real estate narrative. This rapid expansion is not just in terms of population but also in the economic and cultural development that accompanies such growth. As more businesses and industries set up shop, the demand for both residential and commercial real estate climbs, making Oxford a hotspot for real estate investors and homebuyers alike.

3. Limited Supply Meets Growing Demand

Oxford’s charm is encapsulated within its historic town square, antebellum architecture, and lush, rolling landscapes. However, these same features limit the expansion possibilities. Strict zoning laws designed to preserve the city’s historical integrity mean that new construction is often restricted, limiting the supply of new homes and contributing to higher prices. As more people are drawn to its idyllic setting and high quality of life, the competition for available properties intensifies, pushing prices upward.

4. Lifestyle and Luxury Market Appeal

Oxford is not just a college town; it is a lifestyle choice. Its vibrant literary scene, seasonal cultural events like the Oxford Film Festival, and the renowned Faulkner and Yoknapatawpha Conference add layers of appeal that attract a demographic with discernible taste and the means to invest in premium real estate. The demand for luxury homes, especially those offering privacy, expansive grounds, or historical significance, often exceeds supply, creating an upper market segment that sees some of the highest price tags in the region.

5. Economic Stability and Growth

Despite its small size, Oxford boasts a robust local economy. It is not solely dependent on the university but is supported by a thriving healthcare sector, growing tech startups, and local businesses that cater to a well-to-do demographic. This economic diversification supports higher income levels and, subsequently, a real estate market where higher prices are the norm rather than the exception.

Conclusion

The high cost of housing in Oxford, MS, is the product of a complex interplay of demand driven by educational and economic factors, limited supply due to geographical and regulatory constraints, and a lifestyle that appeals to those seeking a blend of traditional Southern living with a touch of modern luxury. While this is a perfect storm making it difficult for many who live in Oxford, for those looking to invest in Oxford’s real estate, the market offers long-term value driven by its unique characteristics and enduring appeal.

As Oxford continues to grow and evolve, understanding these dynamics will be crucial for anyone looking to live and work, (or attend Ole Miss) in its real estate market. Whether you are a potential homeowner, an investor, or simply a curious observer, the story of Oxford’s housing market is one of balancing growth with preservation, sophistication with charm, making it a fascinating subject for anyone interested in the economics of beautiful, historic locales.
